Selling a Home:
Selling a home can be a lot of work but can be a very exciting endeavor. There may be many time consuming tasks that may stress you, as small things will have to be fixed, such as that broken door or hole in the wall. It may also be inconvenient and nerve racking to have your agent calling to schedule times to show your house to prospective buyers and having strangers walking though your home. It also may take time to find a buyer for your home. Selling a home takes a lot of patience.
First, you should speak to 2-3 brokers from different companies at a minimum. Shopping around for the best deal will help you out a greatly, and potentially may save you a lot of money. You should be very curious about your broker. Ask him or her about their past house sales, their commission rate, and how long they have been in the business. If you are opting to get help in the sale, make sure your broker will give you the best deal.
You will of course want to get your house ready for sale. Small fixing projects can help out greatly, not to mention any extra jobs. Planting trees, building a fence, and other small tasks can improve value of houses incredibly. Cleaning the inside and out will do a world of good. You may want to paint the inside, if needed. Bad smells should be eliminated- and air fresheners should be used. Having kids in the house at interviews is generally a bad idea. Make sure you find a babysitter for appropriate occasions.
There are many charges that go into the final settlement cost. Broker fees, appraisal fees, assumption fees, insurance, attorney fees, and government fees should all be considered when deciding on final prices- and who has to pay them. Some fees can be paid by the buyer of the home- you don’t have to incur all of the costs of every fee. It is very hard to complete all of this on your own. You will want to consult a real estate attorney or real estate agent for this kind of work.
Lastly, you will be able to sign the settlement agreement. After this is done, everything is in print. Deposits are usually required by sellers to insure a good sale, so make sure the buyer can pay for the house so that you won’t have to go through the process again. Selling can be very stressful, but the reward at the end can make it well worth it. After selling your household, you will most likely have another task ahead of you in a league of its own- buying your next house.
