Getting financing is the major obstacle that most people face when wishing to buy their first home. It can be a very intimidating and complicated process even for those with perfect credit but for those who may have less than perfect or very little credit history, it can be especially daunting. That doesn't mean it is impossible and there are tips that can make the process easier.

Before attempting to get a loan, request a copy of your credit reports. be sure to get reports from all three major reporting bureaus as there may be different information on each. Carefully go through the report and look for any inaccuracies. Contact the bureaus, give them the correct information with a s much proof as you can provide and ask that the information be corrected. By law they must respond to your request within thirty days.

Also look for any information that may be correct but looks bad. You will probably be asked to explain that information to the loan or finance company before they will consider your loan so be sure that you can explain. If for example, you have a couple of late payments on an otherwise good report, you still may be able to get a loan depending on the reason.

Once you have your credit report in good shape, it's time to contact a bank or financing company to apply for a loan. It may be best to call first and ask what documentation you will need to show them so that you can gather all of this together before going for your appointment. Be sure that you have everything they ask for which usually includes proof of all income which you wish to have considered.

You will have more bargaining power with sellers if you can get pre-approved for a loan before you begin your house shopping. This will also let you know how much you can afford and avoid falling in love with a house only to find that you can't get approved for that much. Being pre-approved makes the entire process go much more smoothly. If you are going to use a real estate agent to help you in your home search, be sure to tell them that you have been pre-approved and for what amount as well as what you are looking for in a home. This will help them greatly in producing a list of properties to show you.
